The team reinstated the broken terra cotta and limestone, cleaned and replaced missing or damaged exterior brick, mended the original red tile roof and copper gutters, repaired the majority of the 1,200 mullioned windows, and restored marble wainscot using salvaged materials from demolished areas of the building.

 

The newly renovated, 237,000 SF building, renamed The Landmark, contains 154 apartments and a variety of state-of-the-art indoor and outdoor features. The units are divided into one- and two-bedroom apartments that range in size from 400 to 1,500 square feet, with amenities including a fitness facility, storage and parking, kitchen and dining room, wine cellar, and more. Over 10% of the units are market rate affordable housing. With sustainable elements such as mass timber, use of recycled/salvage materials, and drought-resistant landscaping, the project received LEED Gold certification.

The work included six levels of concrete and FRP structural improvements that requires demolition and build back of existing finishes. All work, including self-perform concrete reinforcement of transfer beams and the entry archway as well as soft demolition, was completed while the building remained occupied.

The former office building was transformed into 418 luxury rental apartments with amenities including: below-grade parking, a roof deck and gardens, fitness facility, luxury group kitchen, conference room/business center, library, game room, and resident lounge. The entire building is now encased in a glass skin that reflects the surrounding buildings and expresses the modern, elegant design. 20% of the rentable units are market rate affordable housing. The project is GreenPoint Rated under the Existing Building Multifamily rating system.

The work consisted of interior upgrades to two of the buildings; cabinetry and equipment installation; ADA and site security compliance; interior upgrades to 17 units; exterior enhancements; and landscaping.

 

ÃÛÑ¿app was additionally hired for Phase 2, set for a 2024 completion, which will further enhance nearly 50 single room occupancy units.
