The project team lifted the entire structure approximately 12 feet through a complex system of jacks in order to complete the work. As it was held in place, ÃÛÑ¿app implemented significant modifications the building to that include a below-grade parking garage, retail space with a common court and public restrooms, 45,000 SF of mezzanine space, and 60,000 SF of office space, all of which added approximately 100,000 SF onto the building for a total of 220,000 SF. Also included in the scope of work was a self-performed restoration and preservation of the historic envelope and new wood decking on all levels; utility retrofit;  and streetscape improvements. The project achieved LEED Gold certification.

 

The historic, 60-foot, 15-ton Building 15 was stripped down to its structural frame system, lifted approximately nine feet, moved 200 to make way for infrastructure and street upgrades. Using a complex system involving crane mat stacks, substrate preparation, hydraulic manifolds, and jacks to lift the building back into the air, ÃÛÑ¿app’s team applied liquid soap onto Teflon-coated tracks to reduce friction as it slid back into place.

City Center Bishop Ranch /projects/city-center-bishop-ranch/?utm_source=rss&utm_medium=rss&utm_campaign=city-center-bishop-ranch Tue, 26 Dec 2017 23:38:19 +0000 /?post_type=projects&p=1674 The City Center Bishop Ranch complex is a new, mixed-use development comprised of 270,000 SF of specialty retail, a 42,000 SF luxury cinema with bar and restaurant, a 30,000 SF gym, and a 232,000 SF parking structure. The site includes surface parking, valet parking, landscape improvements, pedestrian pathways, and plaza seating. It is the largest shopping center in the world to be awarded LEED Platinum certification.

 

The retail center is formed around a piazza-style plaza with water features, food and beverage seating, landscaping, specialty event staging and ice rink amenities for the community. This social gathering experience is the focal point of the project and creates a destination point for business, retail, and community events.

 

The parking structure has approximately 1,200 parking spaces, EV charging stations, rideshare, bike lockers, circulator bus stations, and a large photovoltaic array.

 

The project required management of active public roadways, integration of new and old roadways, extensive rough grading and paving, and massive utility and infrastructure scope.

Emeryville Public Market /projects/emeryville-public-market/?utm_source=rss&utm_medium=rss&utm_campaign=emeryville-public-market Tue, 26 Dec 2017 22:33:29 +0000 /?post_type=projects&p=1656 ÃÛÑ¿app completed this four-and-a-half-year redevelopment of a 10-acre industrial site and former home of the Pabco Manufacturing ÃÛÑ¿app. The scope of work included the new construction of two 145,000 SF, post-tensioned concrete parking structures built over ground floor retail space; a steel-structured restaurant; 10 blocks of completely new utility infrastructure and streetscape; and a new, 1.25-acre park and playground, Christie Park. The team self-performed hard and soft demolition, framing, and finished carpentry.

 

Due to the site’s location in a very heavily trafficked part of Emeryville directly adjacent to residential apartment blocks, a flourishing food court, and operating businesses, ÃÛÑ¿app constructed temporary a bypass road to reroute traffic around the site and coordinated closely with other general contractors.

Originally built in 1902, the four-story building is a key component of the university’s long-range vision to create a new biology/chemistry quad on campus. The sandstone structure features state-of-the-art bio/chemistry and organic chemistry teaching laboratories, along with a new library combining biology, chemistry, statistics and mathematics. An underground addition contains a lecture hall and a 300-person auditorium with a walkout terrace above. The team also performed the installation of site utilities and a filtration basin along Lomita Drive. The project achieved LEED Gold certification.

Ranging from studios to expansive five-bedroom homes, the residences are situated to maximize sweeping 360-degree views of San Francisco and the Bay Area. ÃÛÑ¿app self-performed the concrete for the building foundations as well as shotcrete for the retaining walls and Forest Road with a finished overlay wall.

The scope includes a detailed analysis and suggested improvements for contractors’ schedules; logistical coordination and liaison between all contractors on site; coordination of utility providers (AT&T, Comcast, Verizon, PG&E); inspection management, including requests, logs, and reports; review and processing of submittals, RFIs, change orders, and payments; monitoring and signing off on all T&M work; and, coordination of construction activities with the Treasure Island Development Authority (TIDA) and neighboring Coast Guard facilities.

The project scope included removing a buried, 72-inch pipe, daylighting two creeks feeding fresh water to the marshlands, and constructing a 72-foot-wide box culvert under Mason Street. The new culvert connects the marshlands to the South and North sides of Mason Street and ultimately restores the natural flow of water from the Tennessee Hollow Watershed to the Bay. The project included habitat restoration; new walking paths; sidewalks, paving, and new utilities in Mason Street; and the self-performed installation of a new, 100-foot-long pedestrian bridge.

Off-site work included new utility infrastructure for water, waste, storm, and electrical with replacement of the sidewalk, parking strip, and asphalt at 10th Street.

Construction included heavy earthwork import operations, soil amendment, site utilities (storm drain systems, drain inlets, electric conduit), site concrete (retaining walls, stairs), hardscape flatwork, site fencing, landscaping, irrigation, planting, final erosion control installation, site furnishings, and AC paving of a new M.U.T. ÃÛÑ¿app self-performed complex radial architectural concrete; resurfacing of existing retaining walls with color-matched concrete; SWPPP; slope stabilization; and the restoration of four historic military batteries, which included media blasting and anti-graffiti coating.
